Feasibility Reports
Before a project can proceed, whether it is a property being considered for purchase or one that you own and plan to adapt, it is important you understand and assess the feasibility of any proposal. Feasibility Reports provide a strategy for design and building successfully. Technical requirements, statute, environmental considerations, structure and, of course, cost will all need to be considered with all relevant constraints and parameters identified to ensure a successful project ensues.

Building Surveys
Building Surveys, commonly referred to as ‘Full Structural Surveys’, are undertaken to assess the overall condition of a property. Such surveys are usually undertaken where advice is required on the condition of the building fabric prior to the purchase of a property.
An assessment of risk is of paramount importance and this type of survey would usually include the identification of significant defects & remedial works, advice on any proposals/planned alterations and advice in connection with on-going maintenance liabilities. It is highly recommended for properties that require a lot of work, particularly larger and older properties. We provide a comprehensive explanation of significant defects as well as the steps needed to find a solution, along with realistic cost estimates. Building Surveys do not provide market valuation or reinstatement valuations as standard, but these services can be included if discussed with the Surveyor in advance.

Defect Analysis
Specific issues, including cracking, dampness and timber decay may have been identified by yourself or as part of another survey such as an RICS HomeBuyers or Mortgage Valuation. We complete inspections to identify such building defects and provide remedial advice which will often require the preparation of schedules of repairs and overseeing the implementation of the works through to completion.
As a general rule, where a defect is noted, our report will provide an analysis of the defect itself and its likely causes. It will then explain the possible solutions for rectification, giving the client a comprehensive understanding of the issue as well as the steps needed to find a solution. Where required, we arrange for other consultants to provide specialist advice.
